What You've Built Deserves to Be Found

Pine & Marsh is the marketing agency for Southeastern outdoor operators — outfitters, guides, lodges, plantations, and charter captains. We help legacy operations get found by modern buyers without losing what makes them legacy in the first place. Real work, on the ground, in the South.

WE ARE PINE & MARSH

Pine & Marsh is a marketing agency built specifically for the Southeastern outdoor industry. We founded it in 2026 to be the agency this part of the country has needed for a long time — a small, owner-operated shop with deep roots in Southern outdoor culture, real craft in creative production, and a serious command of the digital marketing disciplines that actually drive bookings, leads, and revenue for outfitters today.

Our co-founders, Jacob Mishalanie and Thomas Garner, are co-owners on every engagement. Jacob brings a career in large-scale production and on-property creative work. Thomas brings nearly a decade of Southeastern digital marketing. Both of us live in Southern outdoor culture — we are not visitors who study it from somewhere else.

What We Do

Pine & Marsh offers a focused set of services built for how outfitters, guides, lodges, and charter captains actually grow today — SEO and AI-search visibility, websites that convert, original photography and video on the property, content that ranks and gets cited, email and booking funnels, and Google Business Profile and local search. Every service is engineered to produce real outcomes — bookings, leads, phone calls, revenue.

Our Industries

We work across ten outdoor verticals in the Southeast — fly fishing, waterfowl, whitetail, turkey, upland & quail, dove, sporting clays, saltwater fishing, wild hog, and lodges & plantations. Each vertical has its own page with services, content, and answers tailored to how that operator actually sells.

Fly Fishing

We position your property around specific habitat, management program, and guide tenure — replacing generic trophy imagery with content that drives repeat bookings and referral momentum.

Waterfowl

We build season-forward sites and targeted January–March campaigns that reach serious buyers searching by sub-species, state opener, and tract — before your 30-day window closes.

Upland & Quail

We build plantation- and preserve-grade pages around covey density, dog work, and the corporate dove-to-quail pipeline — so serious wingshooters find you before they book a competitor in the Belt.

Whitetail

We build authority around your specific ground — Black Belt trophy management, family lodge tenure, or high-fence hospitality — with content and photography that speak to the buyer who fits, not a generic deer hunt.

Turkey

We build spring gobbler pages around season windows, roost-to-strut habitat story, and guide tenure — plus short-burst campaigns timed to tag sales and opener week, when serious turkey hunters are actually deciding.

Dove

We treat the September opener like the revenue event it is: group-friendly booking flows, field-ready photography, and local search that puts your shoot in front of corporate organizers before the invites go out.

Sporting Clays

We build topical search authority around your course, target presentations, and event calendar — backed by annual guide-day photography and a rebooking email system that turns first-time guests into annual clients.

Saltwater Fishing

We shift your booking mix away from marketplace fees toward direct bookings, with captain-brand content and local search infrastructure that recaptures thousands in commission per season.

Lodges, Plantations & Multi-Sport

We protect premium positioning for multi-sport properties — quail as the anchor, deer/turkey/dove as calendar extenders — with site architecture and photography that match the standard your guests already expect.

Wild Hog

We win the "hog hunt near me" window with fast mobile booking, night-hunt and weapon-specific pages, and content that converts impulse searchers into confirmed deposits.

Our Blog

Our blog is the engine. We publish each week on the marketing problems Southeastern outdoor operators actually face — habitat-driven SEO for fly fishing lodges, season-window paid media for waterfowl outfitters, captain storytelling for charter operators, and dozens more. If you operate in the Southeast outdoor space, this is where the playbook lives.

Pine & Marsh works the entire Southeast — and only the Southeast

We work across 11 Southeastern states and the five sub-regions that define their outdoor character — Appalachian & Blue Ridge, Red Hills & Black Belt, Mississippi Delta & Flyway, Gulf Coast, and Atlantic Coast & Lowcountry. We turn down work outside the Southeast on purpose — because cultural fluency is the edge.

About Us

Pine & Marsh was founded by two people with complementary backgrounds. Jacob Mishalanie is an avid Southern deer hunter who also fishes, and he leads our creative and on-property production with a career rooted in large-scale outdoor production. Thomas Garner is a digital marketing expert with nearly a decade of Southeastern client work behind him, leading SEO, AI-search visibility, and digital strategy. Together, we travel to the property and tell the story the way a local would tell it.
